St Andrews is a small town, but its letting market is handled by a surprisingly varied collection of agencies — ranging from long-established solicitor-based firms to newer independents built specifically around the student market. They don’t all work the same way, they don’t all advertise in the same places, and knowing who the main players are from the outset gives you a bit of a head start. Here’s a rundown of the main players.

Thistle Property Letting
The personal touch of a family-run letting agency, Thistle, has grown to manage a fair-sized portfolio of student lets.

Lawson Thompson
Specialists in student lettings, which makes them a natural first port of call for many students. They manage a sizeable portfolio of student lets. Their “name recognition” and attractive portfolio mean that they get a lot of enquiries. So they operate a particularly unforgiving and swift process to register interest in available properties!

55Rent
55Rent developed into the management of student rental properties from a basis in the management of holiday rentals / AirBnBs, firstly owned by the founders and then offering the service to clients. The founders have good knowledge of the town and pride themselves on delivering a high-quality, personal service.

Niven & Co
A family-run independent with over a decade of local experience. Craig Niven works directly with clients, so the experience tends to be more personal than you’d get from a larger firm. “One to watch” as they manage a decent-sized portfolio of student lets in St Andrews.

St Andrews Property Co
St Andrews Property Co is an established player in the management of holiday rental homes in and around the town. They have leveraged that expertise to grow into the management of student rentals and now they manage a growing portfolio of student lets.

Bradburne & Co
An established St Andrews’ name, Bradburne & Co is a chartered surveying and property firm with over 30 years of experience in the town. Their student lettings portfolio isn’t massive, but you can expect a professional approach

Rollos
Rollos are solicitor-estates, with an established lettings arm. They have a couple of offices in St Andrews, the one on South Street concentrates on student lettings. Rollos manage a fair-sized number of student lets and given their solicitor origins you should expect a proper process and decent administration.

Thorntons
Thorntons are another regional, multi-branch, firm of solicitor-estate agents, with a student letting arm. Interestingly, we didn’t see much in the way of student rental availability from them in the “2026 season”. But worth keeping an eye out for their listings.

DJ Alexander
The largest firm on this list by some distance — DJ Alexander manages over 10,000 properties across Scotland. But that doesn’t mean that they’ll necessarily have the largest number of student rentals in St Andrews. We didn’t see much volume of St Andrews student rentals from them in the “2026 season”. But a name that you’ll want to be aware of.

Alba Residential
Alba have been operating in St Andrews since 2009 and have grown steadily since. They manage a growing portfolio of student lets in St Andrews, so are definitely worth being aware of. A small business, “family” approach so you should expect a good level of service.

Stand Property
Stand Property is part of the Coulters Group (an established medium-sized estate agency group centred on Edinburgh). They have a dedicated St Andrews office and they manage a fair sized portfolio of student lets in the town.

This is where things get complicated — and where a lot of students miss out. There’s no single place where all St Andrews rental properties appear. You might think:

• Rightmove? Wrong, very few St Andrews student lets are advertised here. It costs the agencies money that they don’t really need to spend.
• Agents own websites? Surprisingly not necessarily. Even some agents with quite a professional website sometimes elect to only post on a Facebook Group or send out an email. There’s little rhyme or reason to it!

The result is a fragmented market where potentially you have to monitoe multiple channels, constantly. That’s exactly why StAgents exists — to monitor all of these sources automatically, so you don’t have to.
